Denver Metro Housing Market Gains Momentum This Spring

The latest Denver Metro market stats show a clear shift from February to March as the spring market begins to heat up.
Inventory increased from 8,988 active listings in February to 9,846 in March, giving buyers more choices and creating a more competitive environment for sellers. More homes hitting the market is typical this time of year, but it also means pricing and presentation matter more than ever.
Buyer activity also picked up significantly. Homes sold jumped from 2,629 in February to 3,631 in March, a strong month-over-month increase that signals renewed demand as many buyers re-enter the market ahead of summer.
Perhaps the biggest headline is speed. Average days on market dropped from 33 days in February to just 16 days in March. Well-priced, move-in-ready homes are attracting quick attention and moving fast.
Median sold price also rose from $580,000 to $590,000, showing continued price stability and modest appreciation despite higher inventory levels.

For Sellers:
Serious buyers are active right now. If your home is priced correctly and shows well, this can be an excellent window to list.
For Buyers:
More inventory means more options, but desirable homes are still moving quickly. Preparation and strong strategy remain key.
As always, real estate is hyper-local. While Denver Metro trends are helpful and in our experience echo what we are seeing in the neighborhoods where we sell most, some specific neighborhoods in Highlands Ranch, Parker, Castle Rock, and Littleton can perform very differently.
April market stats will be ready soon! Can’t wait to see how it plays out. Personally we’re seeing a lot of activity and we’ve had some listings sell quickly while some really nice homes not get the attention that we thought they would. From the buyer side of things, most have had the opportunity to negotiate with the seller and we were even able to get a buyer under contract with a home sale contingency. Whether on the buy-side or selling side of things, it’s all about strategy and proper positioning.
